When touring a home, it’s easy to get caught up in the excitement of finding your potential new home. However, there are several critical aspects that buyers often overlook. Here are the top five things to keep in mind to help ensure you make an informed decision.
1. Visible and Hidden Damage
Visible damages such as cracks in ceilings, walls, or floors can be signs of foundational issues. Additionally, water stains on ceilings or walls can indicate past or present water damage, which might lead to mold or structural problems. Pay close attention to window seals and look for signs of rot, as these can be costly to repair​. The attic and crawlspace (if applicable) are often areas worth investigating if accessible! I’ve absolutely gone into both spaces and had my clients voluntarily do the same! In one case, my clients discovered a mysterious and unexplainable pool of water under a home in the middle of summer!
2. Integrated Fixtures and Systems
Issues with integrated fixtures and systems like electrical wiring, HVAC units, and plumbing can be more problematic than cosmetic defects. Check for signs of outdated or faulty electrical systems such as warm or ungrounded outlets, flickering lights, rust-colored water and/or slow running water from taps. Ensure the HVAC system is functioning properly by turning it on and off and listening for unusual noises​. In many cases, updates to these systems will require permitting so there may be a paper trail. A professional licensed home inspector will often identify systems worth questioning as well. Always make sure to have a professional inspect a prospective purchase!
3. Unpermitted Additions/Modifications
Unpermitted home additions and mods can pose significant problems that can sometimes be difficult to spot on the fly. The consequence of missing these issues can include safety concerns, potential fines, or the cost of bringing the work up to code. Look for signs like converted garages, rooms with lower rooflines, unusual home layouts, and mismatches between the recorded property information and what is seen on-site. Always verify with your agent or the city’s permit office to ensure all modifications are legal and up to code​​. It’s not uncommon to see unpermitted completed work and many jurisdictions have a process for handling ABC’s or already-been-completed work. Who pays permit fees in these cases is a matter of negotiation!
4. Neighborhood and External Factors
The surrounding neighborhood and external factors can greatly affect your living experience. Pay attention to the condition of neighboring properties, noise levels, and potential environmental hazards like low-hanging or dying trees and nearby flood zones. Visit the area at different times of the day to get a better sense of the community and any potential nuisances​​. It’s worth doubling down on this in the scenario that you’re looking at a property within an HOA, or even better, a condominium unit.
5. Roof and Exterior Condition
The condition of the roof and exterior structures like decks, porches, and fencing is crucial. Roof repairs can be extremely expensive, so it's essential to inspect for any signs of damage or aging. This isn’t isolated to just an exterior inspection, make sure to look at the roof sheathing in the attic space if possible as well! Similarly, check the condition of exterior features for wear and tear, and ensure that any outbuildings, garages, or sheds are in good shape​​.
